I reached out to Mark Spain Real Estate about selling my home, and I was impressed by how responsive they were to my outreach. I like that they have a team of experts on the market, and can provide a few options for selling my home including with a guaranteed offer or financing options so I can buy a home before I sell.

I wanted to come back and give an updated review. After my horrible experience with Mark Spain Real Estate, I immediately called my contractor and with in two weeks, had all the cosmetic work done on my house plus any other minor issues so it could be move in ready.
The Mark Spain Real Estate agent texted me about two weeks after our last conversation asking if I wanted him to list the house again. I politely declined.
I then found a realtor who was familiar with the area and she took over from there. Not only did my new realtor put a lock box on the home, but she handled everything, knowing that I was long distant. Within 3 days of her listing, my home, we had several offers above asking and ended up selling my home for 50k above what Mark Spain listed my home for.
If you are in a desperate situation and have no money to put in your home and just want to get rid of it. While taking anything someone will give you, then Mark Spain Real Estate might be for you.Helpful 4Thanks 2Love this 2Oh no 4Business owner information

Dec 24, 2022Previous reviewIf you are looking for a realtor who will work to get your home sold, this is not the company for you. Mark Spain deals with a bunch of investors whom they first try to sell your home in-house to. The offer is typically below market value, and there is no guaranteed offer. I'm not sure why they advertise that. Even if they sell to one of their investors they are affiliated with you still have to pay the standard 6% realtor fee. My agent told me to not clean or do any enhancements to the house and that it would get sold. I also asked if he would put a lock box on the house since I live out of town and he said no. We received an offer about 30k below market value that fell through. The last time the agent responded was to tell me the offer fell through after an inspection, and then he told me I might want to make some repairs. I texted him that I was going to get my contractor some work on the house and no response. Needless to say what I should have done in the first place instead of wasting 2 weeks of my time with a low ball offer. I ended up putting 10k into the house to make it live in ready and should now be able to get it sold at market Value with another realtor. Don't use this company. There are numerous others that will truly work for you and make that 6% that you will end up paying worthwhile.

DISASTER! In June of 2022 we started interviewing realtors to sell our mountain home in Jasper GA. We ended up hiring Mark Spain, due in large part to the name recognition. Well, we didn't get Mark, we got is VERY young daughter Lexi who was maybe 23-24 years old. She was brimming with confidence when she recommended we go to market at $750,000 which I thought was extremely high. Based on my research, I felt $625,000 was more realistic but she but she held her ground and I relented. 20+ showings, and a month later, not a single offer. We contacted her and suggested we drop the price to $685,000. The showings continued without any offers. The hot housing market continued to cool down as interest rates were rising, so we dropped the price again to $645,000. Still nothing. The 90 day contract was up so we parted ways with Lexi and hired The Collective. They recommended we go to market at $575,000. Several more showings, a cooling housing market, and more price drops later we started getting offers and eventually sold for $455,000. The bottom line is Lexi Spain cost us an estimated $150,000 due to her complete lack of experience and a totally unrealistic price point. I hired Mark Spain but got his "wet behind the ears" daughter. This proved to be a VERY costly decision and I'm quite confident that had we gone with my suggestion of $625,000, before the market had cooled down and interest rates crepped up, we would have sold somewhere closer to $575,000. My mistake. I'll add that Lexi came to our house only one time during the entire listing period, and never once called us or showed any intuitive to make adjustments or recommendations to sell our house. Every price drop was done on OUR recommendation. She got the listing and basically vanished. The Collective, on the other hand, was very engaged and met with us several times to talk about things we could do to make the home more attractive to buyers. It was a completely different experience compared to Lexi Spains seeming disinterest in selling our home. I deeply regret going with Mark Spain and would never recommend this firm. And I specifically don't recommend Lexi Spain. She is riding her fathers reputation and that's about all she's got going for her. In retrospect, I'm actually amazed at the whole experience. Having to deal with all the showings was brutal. Each time we staged the house perfectly. We'd have the house neat as a pin, yard and driveway perfect, candles lit, bread baking in the oven, and had to gather our dog and three cats in the car and leave. We worked very hard to make each and every showing as close to perfect as possible. I'll say it again, it was a disaster.

So I have a 6-figure executive home. I'm relocating. I decided to call and see how all this works and got a call back from a loud and obnoxious agent wannabe. They kept trying to ask me all the questions I had just put into the website, personal questions around d why I wanted to sell, and I finally had to say that's none of your business, I just want to speak with a realtor about my home.
Look, Mark. If you're going to say you're a Christian and you represent Christ, ALL your employees have to do the same. They all have to show elements of humility, being of sober mind and heart. I would never recommend this company to anyone. We were lied to, played and laughed at. We were told an investor wanted to buy our house. We were given an offer and told we had until Sunday at 5pm to accept. This was just for the house, no outside storage buildings. We asked for an extension until Tuesday at 5pm to accept. We were told yes and that this was not a cash investor. When we reached out to the agent on Tuesday morning to accept the offer, it was then lowered $50,000 and changed to a cash investor. It was also on the house AND the outside storage buildings. They lied to us and we lost out on the house we were going to make an offer on. I was devastated. I would never do business with them and I will make sure no one I know does either. Guaranteed offer yeah right.

Do not call Mark Spain, our agent didn't do anything to sell my house, in the few showings we had, they left the doors unlocked and once didn't even close the door, was left open. Never had an open house and when we finally got an offer our agent wasn't on our side, she spent all of her time with the buyer. She was very unresponsive, especially on the weekends. She wanted us to take a low ball offer that was $80,000 less than the listing price and when we refused, she did absolutely nothing to sell my house. Again, Do Not Use Mark Spain, they were horrible.

Mark Spain can apparantly use only "form letter" responses instead of looking at the facts of how unprofessional and unethical their employees are. I have texts and emails from their people that will shock people. I refused to sign fraudulent forms, and they accused a large middle Tennessee bank of trying to commit loan fraud as well. I will make it a point to warn anyone to stay away from this company. I intend on stopping 100 home transactions by showing people the information I have from their employees. This is a company you do not want to do business with.

Wanted me to sign fraudulent documents, very rude realtor and broker which are not held accountable for their actions by senior management. I have texts and emails that are shocking and show the true colors of Mark Spain real estate. This is certainly a company you will want to stay far away from. I've been trying to reach upper management for weeks now, and of course nobody returns calls or emails. I wonder if this is how Mark Spain himself likes to run a business that has his name behind it? How embarrassing would that be.....

Change the name from garrenteed offer to conditional. False advertising misleading not gareenteed. Make sure your home is built before the 1960's at least
Mark Spain guaranteed offer is a joke and could be considered false advertising. They don't take any house, any age , any area then if they do they low ball you and it's really just investors anyway like open door that use the mark spain name. Gag me.

They don't care about anything except money. I had a property to sell in Walton County Georgia it was paid for payed off owned out right but wouldn't sell it because I was only asking $30,000

I used Mark Spain to sell my home. Liuva Tapanes-Falcon was my agent and lied to me multiple times. She told me my house sold for one price and gave me an estimate of my net and then I did not see any numbers until after the closing. She had lied about the sale price and the offer we had agreed on. I have all her lies in writing and will be taking action against her and Mark Spain Real Estate. When I reached out to Mark Spain's office no one got back to me. Bottom line, I was lied to and taken for granted and Mark Spain allowed his agent to do this to me. STAY FAR AWAY FROM MARK SPAIN REAL ESTATE.
